What roofs go through in Chesapeake
Chesapeake sits a few miles from the Atlantic and the Chesapeake Bay, on ground that barely rises above sea level. Roofs here deal with three things most of the country doesn't: sustained wind, salt-heavy humidity, and a storm season that runs from August hurricane remnants straight into November nor'easters.
Wind is the big one. A shingle roof in Great Bridge or Hickory sees 40–50 mph gusts several times a year and 60–75 mph a few times a decade, which is exactly the range where the adhesive strip on an aging three-tab shingle lets go. Once one tab lifts, the wind gets under the next one. That is why so many storm calls we get are one slope of the roof, on the side that faced the weather.
Humidity does the slower damage. Attics in Deep Creek and Western Branch run wet from May through September, and if the ridge and soffit vents can't move that air, the plywood decking softens from underneath while the shingles look fine from the street. A high water table means crawlspace moisture works up into the house too, so we look at ventilation on every inspection, not just the shingles.
Then there's age. Most of Chesapeake's subdivisions — Greenbrier, Las Gaviotas, Etheridge Manor, Cedar Grove, the neighborhoods off Kempsville Road and Cedar Road — were built between the mid-1970s and the late 1990s. Many of those homes got a second roof in the 2000s, and those architectural shingles are now 20–25 years old. That is the end of their life in this climate, and it is why roof replacement is the single most common job in the city right now.

Are you licensed in Virginia?
Virginia requires roofing contractors to hold a Class A, B or C contractor license from the Board for Contractors with the RBC (residential building) specialty. Can you fix a leak this week?
