Metal exposed-fastener panels sit between the two columns at $800–$1,300 per square. Three-tab shingles are about 15% cheaper than architectural and we don't recommend them for this wind.

What moves the price

  • Pitch. Anything over 8/12 needs staging and slows the crew. Add 10–20%.
  • Layers. Removing two layers instead of one adds $1,000–$2,500 in labor and disposal.
  • Decking. Every replaced sheet is $90–$150. A 1980s Greenbrier home with a long-ignored leak might need six or eight. We quote an allowance and show photos.
  • Complexity. Valleys, dormers, skylights and chimneys each add flashing work. A simple gable is the cheapest roof to replace; a Great Neck-style hip with four dormers is not.
  • Access. Tight lots, pools, and fences between the driveway and the back slope add time.
  • Shingle line. Standard architectural to a designer or Class 4 impact shingle adds $30–$80 per square.
  • Season. Prices don't change with the calendar, but the schedule does. After a named storm, expect three to six weeks for non-emergency replacements.

Reading a roofing quote
