Metal exposed-fastener panels sit between the two columns at $800–$1,300 per square. Three-tab shingles are about 15% cheaper than architectural and we don't recommend them for this wind.
What moves the price
- Pitch. Anything over 8/12 needs staging and slows the crew. Add 10–20%.
- Layers. Removing two layers instead of one adds $1,000–$2,500 in labor and disposal.
- Decking. Every replaced sheet is $90–$150. A 1980s Greenbrier home with a long-ignored leak might need six or eight. We quote an allowance and show photos.
- Complexity. Valleys, dormers, skylights and chimneys each add flashing work. A simple gable is the cheapest roof to replace; a Great Neck-style hip with four dormers is not.
- Access. Tight lots, pools, and fences between the driveway and the back slope add time.
- Shingle line. Standard architectural to a designer or Class 4 impact shingle adds $30–$80 per square.
- Season. Prices don't change with the calendar, but the schedule does. After a named storm, expect three to six weeks for non-emergency replacements.
Reading a roofing quote
A roof replacement cost Chesapeake quote that comes in $3,000 below everyone else's is missing something. Look for these lines:
- Tear-off — or is it a roof-over?
- Underlayment type — synthetic, not 15-lb felt
- Ice-and-water membrane — where exactly?
- Shingle product and wind rating — a named line, Class H or Class F
- Nailing — six nails per shingle
- Decking allowance — a per-sheet price, not "as needed"
- Flashing — new, not reused
- Ventilation — ridge vent, soffit vents
- Permit — included
- Warranty — manufacturer and workmanship, in years, in writing

How much is a new roof for a 2,000 sq ft house in Chesapeake?
Usually 24–28 squares of roof, so $12,000–$20,000 for architectural shingles with a full tear-off, and $30,000–$50,000 for standing-seam metal. A simple gable roof lands at the bottom; a two-story with dormers, valleys and a steep pitch at the top.
Is it cheaper to repair or replace a roof?
Repair if the roof is under about 18 years old and the problem is at one or two spots — a boot, a valley, a flashing. Replace if the shingles are losing granules everywhere, there are two layers, or you've had three repairs in two years. Past that, repairs are buying time at a bad price.
